The thought of driving a new car off a sales lot and automatically loosing  25% of it’s value is bad, but it’s even worse with these M35A2 Military trucks.  For buyers at auctions however these trucks are an incredible value.  While they are overkill for the average individual, farmers, and companies needing to haul heavy loads short distances should take advantage of these great deals. With them being so inexpensive I may just pick one up for surf fishing. Why damage a $50,000 Range Rover with salt water and sand when a $4000 M35A2 will do the same thing and look completely bad ass on the beach? The one caveat to my plan is that I do not believe my wife would want one in the driveway.

The number one solution to your question is to price it right! No matter how hard you market an overpriced home it will not sell. Today’s home buyers are armed with better knowledge than ever before. They know how long your house has been on the market, They know what other homes in your neighborhood have recently sold for and they know that there is a foreclosure or short sale just down the street from your house with an owner who needs to sell.

To be fair to Dish Network I believe the same can be said for most TV no matter who your service provider is. I bet if Americans agreed to quit watching for a week we could force the programmers to change their evil ways but what are the chances of Americans ungluing themselves from the tube for more than a few hours? Not a chance, they have us where they want us. Fat dumb and glued to the couch.

Tonight I start my personal protest. No TV for a month. I’ll let you know how it goes.

Today’s Gripe:

Magento E-mail templates.

Just about the time you think you have the store up and running and start processing test orders you realize that the confirmation e-mails are branded with Magento icons, Magento  contact e-mails, Magento alt tags and the wording “Thank you for shopping at Demo Store”.

At first I thought this is no big deal, there has to be one section of the admin area where I can change all of these settings in one fell swoop. No such luck.  There are over 20 e-mail templates that have to be manually updated and then selected in another section of the admin to make them function properly. Rather than a two minute click of the keys to add a default email address, store name, logo image, alt tag and phone number prepare for at least half an hour even if you know exactly what you are doing and as much as two hours if you have to figure it out on your own + another hour of testing to make sure all of the e-mail forms work and go where they are supposed to when the submit button is hit.

In the end it’s all good, Magento is an $8000 piece of software if you purchase the enterprise edition and full support.  I guess if I get something almost as good for free I should not be complaining too much. Still, three hours is three hours that I could have been doing something productive like watching TV;)

Team, just wanted to let everyone know that last night we won an unprecedented 5 National Awards from the NAHB (National Assoc of Home Builders).  These are the  most competitive and most prestigious awards that a U.S. Builder can get.  We won “Silver” awards and at the Builders Show we will find out if any of our Silvers turn into Golds.  They award the Gold Award (only 1 per category) to the best Silver Award winner in each category at the Builders Show every year.  Anyway, here’s what we won:

·         Best Product Design for a Custom Home:  Robinson Residence (Echelon):  Great work Tim Tice on this one and nice work to Lance and especially Mike Criswell who pretty much lived in this house for 10 months.

·         Best Interior Merchandising for a Model Priced Under $500,000:  The Marina model at the Retreat at Love Creek:  AWESOME JOB Joni . . . this was all you!!!  That house looks awesome!

·         Best Website for a Builder:  Echelon Custom Homes:  We have Ivana, Jeremy, and Mike Brown to thank for this.  They did an incredible job.  I think we have the best website for a custom builder in the country and I would not be the least bit surprised if we win the Gold on this one.  Great work guys!!

·         Best Clubhouse:  Independence Hall at Independence:  This was a team effort involving a lot of people.  Nice work to Pat Mulligan for building the Clubhouse and Great work to Jordan for the awesome Christmas decorations.

 Anyway, I couldn’t be more proud of our company and everything we’ve accomplished together.  To put some perspective on this:  No other DE builder has won a single National Award in the last 5 years and we won 5 IN ONE YEAR!!!!   This is incredible!

Recently we experienced a nasty nor’easter and what felt like two weeks of rain. There was a good deal of Coastal flooding and I myself had a good deal of water pooling in my yard.
As I was about to leave the house this morning I took a look into my crawlspace access and noticed almost a foot of water.  This would not be the first time I had rainwater accumulate in this location.  To remedy this I took the fountain pump from our pond and stuck it in the access expecting it to take less than two minutes to remove the water.  After five minutes and a hundred gallons of water I realized the water level had not gone down at all. Removing the access hatch I realized there was actually a good 12 inches of water under the entire house.  To make matters worse one of my five naughty cats decided it would be a good idea to jump into the water filled crawlspace only to land upon the semi-floating plastic moisture barrier which wrapped itself around the cat and started to pull her under water about 15 feet from the access area.  I could let the cat drown or go in after her. I ended up crawling in up to my chin in the cold dark crawl space and scooped her up from the water. As thanks she scratched the $hit out of my hand.

All’s well that ends well.  The cat is safe. The crawl space is almost dry and we will have a new liner and dehumidifier installed later this week. No damage was done to the house other than the brick getting wet.

Aftermath

The number one reason tends to be that you have something to promote.

As a web marketer I chat with people every day about websites. I talk to hordes of business owners who tell me “The internet has done nothing for my business. I have a website and nobody has ever used it to contact me.”

When I ask them what keywords they are trying to rank for or where they stand in the search engine result pages I get a blank stare and an answer that sounds something like “But, I have a website”

“Having a website” is only 1/4 the battle.
If you don’t know what your keywords are the chances of you ranking well for them is slim.

Some of my other favorite “Website Owners” quotes include:

• My website ranks #1 on Google for its domain name.
• I advertise my website in the newspaper.
• I tell all of my clients to go to my website.

At first glance these quotes seem like they make sense but to a web marketer they are almost ridiculous.

 My website ranks #1 on Google for its domain name. I should hope so! If not your page is not even indexed.  What you want to be able to say is “My website ranks #1 on Google for this list of keywords”

 I advertise my website in the newspaper. Advertising your website in the newspaper is not a terrible idea but if done it should be a very small part of your marketing mix. The number of people who search newspapers for web addresses is very small. Most of them use search engines like Google.

 I tell all of my clients to go to my website.  while it’s not a bad idea to send your current clients to your website the real power of the internet is letting the search engines send you NEW clients.

“A website without marketing is like a sailboat without wind. It’s not going to take you anywhere!”

I run a number of my own personal real estate websites on the exact same template that some of my clients run theirs on.
The difference in new visitors is substantial.
My site new visitors for the month of September was 5678 new visitors.
A client site with the exact same template 89 new visitors.
Why are the numbers so different for a site that is more or less the same? I promote my site, they don’t.

At my best this translated to sixty website leads a day vs. their zero. If you don’t promote it no one will know its there.

If you don’t know how to promote a website you can either spend months/years learning and do it yourself or hire someone like me to do it for you.   Good promotion is an ongoing task. You can’t expect to promote one month and then forget about it for the rest of the year and achieve great results.

2010 Camaro

After 40 year not much has changed except that the car is now made in Canada instead of the USA. I actually like the classic look a good deal more.  In this case I have to vote for Clare Michigan Used Cars

Until seeing a wood gasifier used on a reality TV apocalypse show called  The Colony I had no idea such an apparatus existed.

Basically a  gasifier breaks down organic material into a flammable gas which can then be used to run an engine, heat water or power your barbecue pit.

So why am I building one? I enjoy tinkering with things and I live on 10 acres with a lifetime supply of free wood.  I enjoy cooking over the grill and go through a couple hundred dollars of propane every year. If I am able to build a gasifier I will have created something interesting to chat about while supplying myself with anew way to cook  tasty burgers and steaks.

I’ll post plans and pictures as work progresses on the project.

I thought the fact that this could save thousands of dollars a year in mailing cost  and remove cheesy branding was enough to make it the clear winner.

My clients however don’t have the computer skill to re-size an image and rather than learn how to do so would rather pay thousands of extra dollars for software that re-sizes images. They don’t care that every e-mail they send says  “Email marketing by CONSTANT CONTACT. TRY IT FREE.

In the future I’ll be recommending whatever is easiest for the non computer savvy, price be damned.

With about 10 minutes of work you can create free blogs at wordpress.com and Vox.cox All it takes is an e-mail address and a little creativity.  These are not as SEO friendly as hosting your own wordpress blog on your own server but they are 100% free with zero hosting fees.

While I’m on the subject of great free things I’m sure most of you realize that g-mail is the greatest free thing since sliced bread but if not I highly recommend creating an account(s) for your SEO Campaigns.

The best free thing on the planet has to be the Firefox  browser and all of the free SEO tools that are available, my favorite of these being Search Status which allows quick access to meta data, nofollow highlighting, whois, indexed pages, backlinks, keyword density and more.

Speaking of Firefox I used to suffer from Multiple Personality Disorder with all of my different on-line persona’s for different SEO Campaigns. These days I just set up a different Firefox Profile for each of my clients.  To set up a new firefox profile all you have to do on a windows box is select Start -> Run and then type firefox.exe -P and hit enter. Even with a good amount of internet savvy creating a store is no easy task. Over the last week I have spent untold hours creating accounts and testing the products from the following suppliers.

• Shopify
• Network Solutions - CommerceSpace
• Go Daddy Quick Shopping Cart
• ProStores - an ebay company

My first decision was to just go with something quick and easy,  so I took a look at shopify, Network Solutions - CommerceSpace,  Go Daddy Quick Shopping Cart and ProStores - an ebay company. I did not like any of them for the following reasons. I’m a big SEO guy and I like to have full control over things like page titles, descriptions, keywords and header tags. I also like the ability to add a blog (preferably wordpress) to the package.

Shopify: Argh, looks ok but very little SEO control.
Network: Solutions: I can’t justify paying $34.00 a year for a domain name when I can purchase them for $7.00 - overpriced and no “Free Trial”
Godaddy: A decent user admin, great SEO tools, crappy templates, no FTP access. If they had better templates I would have gone with this option but every template they had looked like it was from 1997.
Prostores: Pretty good looks,  decent SEO but not enough control over the templates and no way to add a blog.

After reviewing these hosted solutions I decided the only way for a control freak like myself to build what he really wanted would be to host my own and have full control over every aspect.

Later today I’ll be installing OS Commerce and Magento on a test server to take them for a spin. Both are open source.

For anyone reading this I just saved you a week of trial and error. If you want something nice that performs well on the search engines and you don’t want to spend a lot of money you are going to have to build it yourself!

Update: I just finished my OS Commerce Install. The install was easy, the out of the box usability is lacking. Anything cool you want to add you have to do it by hand. There are hundreds of modules you can download from the user community. Some are free but many are pay per module.  SEO friendliness is not something you get out of the box. There are no SEO friendly URL’s, unique page titles, descriptions or keywords.

Update - Magento is the winner. It blows all of the other open source e-commerce solutions out of the water.
Pros: looks great out of the box, very SEO friendly
Cons:  A bit complicated and runs slow on a slow server. Solution? Read the book and run it on a fast server!

Why? The prices seem to be more affordable than other communities in the area and the taxes are half that of what I’m paying now.

It turns out my knowledge of the Southern US coastline has been shaped by what I saw on MTV as a college student with images of wet T shirt contests, beer drinking on the beach and the bars of Panama City and South Padre Island Texas.

Recently I was made aware that Florida and Texas are not the only places on the Gulf Shore with beautiful beaches, incredible scenery, great fishing and epic sunsets.

When I was younger all I wanted was a large piece of land to call my own. Now that I live on ten acres all I want is a condo so that I do not have to maintain it all.

Alabama Gulf Shore Condos may be the answer to what I am looking for.

Both Orange Beach Condos and Fort Morgan Condos have prices ranging from $200K to well over $2M
